Cross the mountain on Route 45 and the whole county changes. Penns Valley is working farm country — long views, limestone ground, real barns — and Centre Hall sits right at the gateway, about twenty minutes from State College.
What is Penns Valley like?
Agricultural and unhurried. The valley runs east from Centre Hall through Spring Mills to Millheim and Aaronsburg, hemmed in by ridges on both sides, with farms still farming and a strong Plain community presence. It is the part of Centre County that still looks the way people imagine central Pennsylvania looks.
Centre Hall itself is a small borough with the essentials and one very large annual event: the Centre County Grange Fair, the tent encampment fair held here every August. It is genuinely unlike anything else in the country, and the whole valley revolves around it for a week.
Penns Cave is just up the road, Poe Valley and Poe Paddy State Parks are over the ridge, and the trout fishing in the valley’s limestone streams is excellent.
What kind of properties are for sale here?
- Working farms and farmland — genuine agricultural parcels, often with substantial bank barns and outbuildings, frequently enrolled in Clean and Green preferential assessment.

- Borough homes in Centre Hall — modest, practical and among the most attainable in the county.

A practical note on farm ground: verify Clean and Green enrollment, easements, right-of-way over farm lanes, and township zoning before you write an offer. Subdividing or changing the use of enrolled land can trigger roll-back taxes. We walk clients through all of it.
What schools serve Centre Hall?
Centre Hall and the surrounding valley are served by the Penns Valley Area School District — a smaller, rural district with a distinctly different feel from State College Area. Confirm the boundary for any specific address with the district directly.
Why buy or sell in Centre Hall and Penns Valley?
Buyers: more land per dollar than anywhere else in the county within a reasonable commute, and the state’s best small-farm inventory. Plan for well, septic and a real winter drive over the mountain. Start here.
Sellers: valley property — especially anything with acreage or outbuildings — needs a longer marketing runway and a buyer pool that often comes from outside the county. Pricing it against campus-side comparables is the classic mistake. Get a farm or land valuation.
