How accurate are online home value estimates in State College?

They’re a starting point, no more. Automated models lean on public records and county-wide patterns, and they struggle badly with older housing stock, finished basements, lot quality, acreage and outbuildings — which describes a great deal of Centre County. Treat the number as a rough anchor and get a human analysis before you make decisions.

Is the valuation really free, and am I committing to anything?

Free, and no. Plenty of people ask a year or two before they sell, or simply want to know where they stand. There’s no listing agreement attached to a valuation.

How long does it take?

Usually a couple of business days for a residential property once Barb has seen it or has enough detail. Farms, acreage and unusual properties take longer because the comparable sales are further afield and need more careful adjustment.

What’s the difference between a valuation and an appraisal?

A comparative market analysis from a REALTOR® is a market-based pricing opinion used to set a list price or plan a move. An appraisal is a formal valuation by a licensed appraiser, usually ordered by a lender for financing. They’re different tools with different purposes — a CMA is not an appraisal.

Do you value horse farms and properties with acreage?
