Pine Grove Mills Homes for Sale: Village Living Against Tussey Ridge
From Barb Alpert, REALTOR®, Associate Broker — Kissinger Bigatel & Brower
Pine Grove Mills is the last village before Route 26 climbs over Tussey Mountain toward Huntingdon — a small, settled community in Ferguson Township that is roughly ten minutes from Penn State and feels a great deal further from it.
What is it like to live in Pine Grove Mills?
Quiet, mountain-backed and practical. The village sits where the farmland of the Nittany Valley runs into the ridge, so you get open ground on one side and state forest on the other. Rothrock State Forest starts essentially at the edge of town, and Whipple Dam State Park is a short drive up and over the mountain — which makes this a favorite spot for people who hike, ride, fish or ski.
What people consistently like about it: you can be at the grocery store, the hospital or campus in about fifteen minutes, but you go to sleep hearing nothing.
What kind of homes are here?
- Older village homes along and just off Route 26 — modest, well-built, on real lots, and often the most affordable route into the State College Area School District.
- Ranches and split-levels in the small developments around the village, popular with buyers who want single-floor living.
- Custom homes on larger parcels along the ridge and out toward Gatesburg, with the views to match.
- Small farms and horse property in the open Ferguson Township ground north of the village — some of the prettiest small holdings in the county. See farms & equestrian.
Many properties here are on well and septic. That’s entirely normal and manageable, but it means well flow, water quality and septic inspections matter. It’s an area where Cliff Rupert’s water and wastewater licensing earns its keep.
What schools serve Pine Grove Mills?
Ferguson Township is served by the State College Area School District. Verify the attendance boundary for any specific address with the district before relying on it.
Why buy or sell in Pine Grove Mills?
Buyers: it’s one of the best value-per-minute-of-commute equations in the county, and one of the few places you can get real elbow room and stay in SCASD. Start the buying process.
Sellers: your buyer is usually someone actively trading a shorter commute for quiet and space. Lead with the setting, the outdoor access and the condition of the well, septic and outbuildings. Request a valuation.
Also worth comparing: State College for walkability, or Centre Hall for larger acreage.
Barb knows this area
Barb has been selling on this side of the valley for more than 30 years, and as a horsewoman who keeps horses at home she reads a Pine Grove Mills property differently than most agents — drainage, fencing, road access in winter, whether that barn is actually usable. She is a REALTOR® and Associate Broker with Kissinger Bigatel & Brower.
